The Brief

This beautiful 6 storey Georgian building was literally on its knees when we first attended site. There was a mains gas leak, and a mains water leak that had caused £250k worth of damage to the neighbouring property and a serious roof leak, to name just three!

We were tasked with a full renovation top to bottom, the removal of a tired rear extension and 2’ x 1’ bread oven chimney spanning five stories and the creation of a new modern bath stone and glass rear extension, predominantly constructed from the reclaimed stone of that chimney! The creation of a fully separate basement maisonette with its own access and garden.

The Project

This was a very eventful process with many positives and the overriding satisfaction in having restored one of Bath’s premier residences to its former glory.

The number of hurdles to overcome were substantial on a project of this size after so many years of neglect, but among the many we are particularly pleased with negotiating with the neighbours and council to allow previously restricted access to the rear of their property through creating a substantial hike in the garden perimeter wall. This then allowed for all materials to come and waste to leave site without resorting to extremely expensive alternatives where the QS estimated the savings to the client at north of £100k.

In addition we had to navigate balancing the listed building requirements with the clients expectations. We had to utilise some industrial ground works to support the new extension requiring bore hole piles to get over the mains drains and discovered Sun basement rear vaults.

We are extremely proud of the result, in particular the infrastructure of the building which will see it through several more generations and longer if maintained. We were particularly proud of the restoration of the fireplaces and original period features.
